Project Director, Preconstruction - Industrial Division

ROLE MISSION

Transform qualified business opportunities into signed, profitable, and ready-to-build industrial projects. You take charge of the client relationship, lead the commercial process to signature, and direct the preconstruction to deliver a well-defined, optimized, and constructible project, within the agreed budget and schedule. You collaborate closely with senior management, with a high degree of autonomy and strong accountability for results.

Responsibilities:

• Energize clients: build a relationship of trust and create an experience that motivates progress. Organize and lead meetings with a sustained pace, clear objectives, and rigorous follow-ups to advance decisions.

• Convert opportunities into sold projects: transform qualified opportunities into contracts by presenting service offerings, leading commercial discussions, and negotiating conditions to signature.

• Deliver quality preconstruction: Drive preconstruction to deliver optimized, profitable, constructible, and ready-to-execute projects by coordinating professionals, estimation, value engineering, tendering, and internal and external expertise, while ensuring a smooth and clear transition to the construction team.

• Anticipate risks and ensure compliance: identify technical, contractual, regulatory, and scheduling risks early; integrate constructability, health-safety, and client operational constraints from the design stage; lead permit, zoning, and authorization processes.

• Ensure surprise-free management: communicate transparently options, impacts, gaps, and risks to enable the client to make informed decisions and ensure that the delivered promise is true to the sold promise.

• Maintain sound financial management: ensure billing in line with progress and deliverables and track payments to maintain a healthy cash flow and project financial performance.

• Advance our ways of working: ensure ownership and continuous improvement of the preconstruction process: templates, work rhythms, checklists, transfer protocols, etc., and conduct retrospectives after wins, losses, and project closures to feed our standards with lessons learned.

• Contribute to the growth of A+ Industriel: feed the order book and contribute to achieving the revenue and profitability goals of the business unit.

• 10 years or more of construction experience including at least 5 years in preconstruction, estimation, or management of large-scale industrial or commercial design projects.

• Mastery of the preconstruction cycle, including progressive estimation, value engineering, constructability, tendering, and bid analysis.

• Experience in budget and schedule management, with direct accountability for project performance and profitability.

• Commercial experience with industrial clients or major clients, from presenting service offerings to negotiating and signing contracts.

• Ability to coordinate multidisciplinary teams in architecture, structure, mechanical, electrical, and civil engineering.

• Degree in engineering, architecture, estimation, or construction management, or other equivalent experience.

• Experience with collaborative project delivery methods (design-build, construction management, integrated project delivery, or turnkey) and the accompanying contractual forms (CCDC contracts).

• Clear and direct communication in French and English (bilingualism strongly desired to serve clients and partners).

• Valid driver's license and availability for regular travel to client meetings and construction sites in Greater Montreal.

• Strong network of professionals, subcontractors, and suppliers.

• Experience in project billing and accounts receivable management.

• Proficiency with the Procore project management tool.

• Established network with brokers, owners, and players in the industrial sector in Montreal or elsewhere in Canada.

• Experience in heavy industrial projects: factories, distribution centers, expansions carried out in operational environments.

• Experience gained in more than one sector: industrial, commercial, institutional.

• Relevant title or accreditation (OIQ, OAQ, PMP, LEED AP).
