Preconstruction Project Director, Interior Fit-Out

  • Hybrid
    • Montreal, Quebec, Canada
  • Project management

Project Director wanted to guide our clients from service proposal to signed contract, then deliver buildable plans that stay true to the budget we promised.

Job description

At A+, we bring together architecture, engineering, design, project management, and construction under one high-performing, integrated ecosystem. Here, you never carry a project alone: from pre-construction all the way to delivery, you move forward shoulder to shoulder with every area of expertise, always working toward the same goal. Together, we deliver projects faster, with less friction and more value.

Role Mission

Within A+ Aménagement, our business unit dedicated to interior fit-out projects, you wear two hats: account manager and preconstruction project manager. Your mission? Give our clients an energizing experience, from preparing their file all the way to a signed contract, then turn every project sold into quality plans that are buildable and true to the financial framework we promised. In other words, you are the guardian of the promise: what is designed and presented to the client matches exactly what was sold.

You report to the IPD (Integrated Project Delivery) leadership. Through influence-based leadership, you will mobilize a matrix team (preconstruction project manager, estimating, architecture firms, design and engineering teams, subcontractors and suppliers) that will grow along with your account portfolio. And from the concept stage onward, the construction project director comes on board with you: here, construction is integrated, not handed off.

Responsibilities

  • Lead weekly meetings with your clients, from file preparation to signed contract: no-exception cadence, clear agendas, rigorous follow-ups and a flawless client experience.

  • Convert qualified business opportunities into signed projects: present service proposals, lead negotiations and secure the verbal commitment, the letter of intent (LOI) and the contract.

  • Deliver quality plans at every stage of preconstruction, from feasibility to integrated design, within the budgets and timelines sold.

  • Coordinate our suppliers and run quality calls for tenders for professional services.

  • Drive budget optimization to protect the margin sold.

  • Present options to the client with no surprises and full transparency: assumptions, exclusions and variances.

  • Protect the project’s design vision: you make the final call, with internal or external design teams, on the option presented to the client.

Job requirements

  • At least 10 years of experience in the design and construction industry, including 5+ years in preconstruction, estimating or design project management for interior fit-out projects, with accountability for budgets and schedules;

  • Mastery of the full preconstruction cycle: preliminary estimating, quantity takeoffs, value engineering, bid analysis and contract structuring;

  • Hands-on experience leading consultative sales cycles with project owners in design-build, construction management or integrated delivery, from file preparation through signing, including presenting service proposals and negotiating;

  • Experience coordinating multidisciplinary design teams (architecture, interior design, mechanical-electrical, structural) and solid knowledge of regulatory processes in Greater Montreal: permits, RBQ, CCQ and the Quebec Construction Code;

  • Recognized for your sense of partnership, your focus on the client experience and your ability to make sound decisions and own them;

  • Assets: a network of partner firms, subcontractors and suppliers you know how to mobilize; a network of brokers, property owners and property managers in Montreal and other Canadian cities; experience with project invoicing and accounts receivable follow-up; comfort with tools such as HubSpot, Procore and Acumatica.
